Limited Inventory and Low Interest Rates, A Great Opportunity for Sellers!

As the real estate market begins to slow down, the fact is, homes are still selling every day.  We have seen more price reductions, but most of these adjustments are to homes that were overpriced to begin with. Good homes that are priced accurately are still selling, and they are selling fast.

Currently, we have buyers, but not enough homes to show them. The seasonal theory for most sellers and Realtors is that the best time to list is in the spring when the flowers are blooming, the sun is shining, and the days are longer. The truth is, buyers exist all year, but many home sellers will take their homes off the market in late fall or winter. There’s no secret about it, the spring is the high season for sales.  However, in migration and out migration, life changes, and expiring leases do not follow a perfect real estate calendar.

There may be fewer buyers in the market right now compared to the springtime, but the buyers who are looking now need to buy. They are not “tire kickers”. They are on a mission, often looking at homes after dark and actively searching for new listings on our ELEETE Scout Search Engine. Sellers who choose to capitalize on this need have a captive audience.

If you are planning to sell in the next year, we encourage you to get your home ready to show now. You may choose to put your home on the market now or consider an “Office Exclusive” listing. An Office Exclusive listing means the home is not officially on the market, rather shared amongst agents in the company and if an ELEETE agent has an interested buyer, we can privately show your home. Office Exclusive listings are a great leverage tool for our sellers and a great way to test the market.

Regardless of where you are in the process, buyers who are looking today have seen all the inventory in their target areas and they are hoping someone like you will decide to list your home.  As for the buyer, all they need is “one home”.  It may be yours.
